These Terms of Service (“Terms”) govern your access to and use of nobroker.ng, operated by NoBroker Nigeria Ltd (“NoBroker”, “we”). By using the platform, you agree to these Terms. If you do not agree, do not use the service.
1. Acceptance of terms
By creating an account, listing a property, submitting an inquiry, or otherwise interacting with nobroker.ng, you confirm that you have read, understood, and agreed to be bound by these Terms and our Privacy Policy. We may update these Terms; we will notify registered users of material changes at least 14 days before they take effect.
2. Account registration
To use most features you must create an account. To register you must:
- Be at least 18 years old.
- Provide a valid Nigerian phone number that can receive SMS and WhatsApp.
- Provide accurate account details and keep them current.
- Keep your login credentials confidential - you are responsible for activity on your account.
3. Use of the platform
You may use nobroker.ng to browse verified listings, contact owners, list property you own or are authorised to rent out, and communicate with other users through our messaging tools. You agree not to use the platform to harass, defraud, or harm others, or to bypass our verification, masked-number, or fee structures.
4. Listing policies for owners
If you list a property, you agree that:
- You are the owner, or you have written authorisation from the owner to list it.
- The property exists at the stated address and matches the photos, specs, and amenities you list.
- All prices - rent, service charge, caution deposit, and any legal fees - are accurate and disclosed upfront.
- You will submit to our KYC verification process (NIN, BVN, and property document review) and provide title documentation (C of O, deed of assignment) when requested.
- You will keep the listing status current - mark it as rented, paused, or delisted when appropriate.
- You will not list the same unit on NoBroker via multiple accounts or under different identities.
5. Inquiry conduct for tenants
If you contact an owner through the platform, you agree to:
- Provide accurate information about yourself.
- Use the masked-number and messaging systems as designed - do not ask owners to move to off-platform channels to avoid verification or oversight.
- Treat owners respectfully and refrain from harassment, spam, or fraudulent inquiries.
- Not contact owners with the intent of sub-leasing, reselling, or brokering access to the property.
6. Fees and payments
The core platform is free. Tenants pay nothing to browse, save, inquire, view, or move in. Owners pay nothing in commission - we never take a percentage of rent.
Owners may optionally pay for enhanced listing tiers:
- Standard listing - ₦5,000 one-off for priority verification scheduling.
- Featured listing - ₦15,000 one-off for homepage placement and priority in search results.
These tiers are voluntary. A free listing is always available. Paid tiers are non-refundable once verification begins.
7. Verification and zero-commission model
Every listing on nobroker.ng is physically inspected by our team before it goes live. Verification includes document review, owner identity confirmation, and on-site photography. Listings that fail verification are not published. NoBroker does not collect agent or brokerage commissions on rent, sale, or shortlet transactions at any point.
8. Prohibited conduct
The following are strictly prohibited:
- Posting fake, duplicate, or misleading listings.
- Impersonating an owner, tenant, or NoBroker staff.
- Charging tenants an agent or brokerage fee on top of the listed price.
- Harassment, discrimination, or threatening behaviour on the platform.
- Scraping, reverse-engineering, or circumventing our rate limits and security controls.
- Using the platform for any illegal purpose under Nigerian law.
We may suspend or terminate accounts that violate these rules without refund.
9. Intellectual property
The nobroker.ng name, logo, UI, code, and original content are the property of NoBroker Nigeria Ltd. You may not copy, modify, distribute, or create derivative works without written permission. By uploading listing photos or descriptions, you grant us a non-exclusive, royalty-free licence to host, display, and distribute that content on the platform for as long as the listing is active.
10. Disclaimers and liability
nobroker.ng is a marketplace. We verify listings but we are not a party to the tenancy or sale agreement between owner and tenant. We make no warranty that a given property will meet every individual need, or that an inquiry will result in a lease. To the fullest extent permitted by Nigerian law, our aggregate liability to any user is limited to the greater of ₦50,000 or the fees paid to us in the 12 months preceding the claim.
11. Dispute resolution
These Terms are governed by the laws of the Federal Republic of Nigeria. Any dispute arising out of or in connection with these Terms shall be resolved first through good-faith negotiation. If unresolved within 30 days, the dispute shall be submitted to the exclusive jurisdiction of the courts of Lagos State.
12. Termination
You may close your account at any time through your dashboard or by emailing us. We may suspend or terminate accounts that breach these Terms, engage in fraud, or pose a safety risk. Sections of these Terms that by their nature should survive termination - including intellectual property, disclaimers, liability, and dispute resolution - will remain in effect.
