Surulere and Yaba are the two most important mid-price neighbourhoods on the Lagos mainland. Similar budgets buy similar-quality flats in either. A Third Mainland Bridge commute to Victoria Island is possible from both. But they're different neighbourhoods with different demographics, different pace, different trade-offs — and the right choice between them depends on what kind of tenant you are.

The one-paragraph summary
Yaba is younger, noisier, tech-ier, and more centrally connected. It's where UNILAG students and startup engineers live, and the rent premium attached to Yaba's location usually reflects walking distance to infrastructure (CcHub, Third Mainland Bridge, transport hubs).
Surulere is older, quieter, more family-oriented, and has a more established middle-class residential character. It's where mainland professionals with kids and settled lives tend to choose over Yaba's noise and density.
At the same budget, Yaba gets you a smaller flat in a busier area; Surulere gets you a larger flat in a calmer area with a slightly longer commute.
