Yaba is Lagos's unlikely capital of two things: the University of Lagos student population, and the Nigerian technology startup scene. These two groups don't overlap much socially but they share geography — they both live in Yaba because it's cheap, central, and connected. If your budget is under ₦1.5M/year and you need to commute anywhere on Lagos Island or the mainland, Yaba is almost certainly the smart choice. It's also among the noisiest neighbourhoods in Lagos, so read on with that trade-off in mind.

The Yaba in "Yaba": what counts and what doesn't
Yaba is a district, not a strict administrative boundary. What Lagosians call "Yaba" includes:
- Main Yaba — around Herbert Macaulay Way, the University of Lagos (UNILAG) area, Tejuosho Market
- Sabo Yaba — between Sabo Market and Tejuosho, slightly cheaper and denser
- Onike — further north along Herbert Macaulay Way, transitional area toward Iwaya
- Akoka — UNILAG adjacent, heavy student population
- Iwaya and Bariga — adjacent areas sometimes grouped with Yaba but effectively different markets

Who lives in Yaba
The students. UNILAG has approximately 50,000 students and not nearly enough on-campus accommodation. The overflow lives in Yaba and Akoka, mostly in self-contains and mini-flats subdivided from larger older houses.
The startup founders and engineers. Yaba became Nigeria's de facto tech hub around 2015 when Co-Creation Hub (CcHub), Andela, and Ventures Park clustered along Herbert Macaulay Way. The workforce — mostly 22-35 year olds earning ₦200k-₦2M/month — lives locally to minimise commute.
The mainland professionals. Teachers, nurses, civil servants, and entry-level corporate workers whose offices are on the Island but who can't afford Lekki.
The commercial residents. Yaba has working-class density from families who've been there for generations, with children in local schools and parents operating small businesses from home or neighbourhood markets.
